Fall Vacation at Summit Beach Club
Long wait for elevators. Everything else was great. Two pools, hot tubs, pool towels included, restaurant, Tiki bar, variety store on site. Small gym if needed. Close to Panama City activities and restaurants. Security on site. More elevators would be a good addition.
Very Dated
Before you book anything ask when was the last time the unit was updated. This resort needs to do so updating and take care of the smell by the pool.
Elevator Nightmare!!!!
BAD: It was not uncommon to wait 20 minutes for an elevator. The pull out bed was like sleeping on springs. There was only four forks in the room. We had to go and purchase more. GOOD: Location
Could be great
This resort is all gulf front rooms which is really nice. I can't see having a bad view from anywhere on property. The staff were all very nice and professional, we all loved the grill bikini bob's the prices were great, decent variety and pretty good food. The property needs some updating and repairs. It's a little run down, but it looks like they've started some. I would recommend a low floor, so you can use the steps, there's is a constant line for the elevators. Now on to the reason I will probably not return. They allow smoking everywhere! And apparently everyone in PCB gain smokes! All the balconies surrounding us, people in the pool chairs right next to me. Absolutely no consideration. So if you're a non smoker or just don't want to be choked out by smoke the entire time, you may want to reconsider this resort. Also there is a giant strip club across the street, not the property's fault obviously, but you will be staring at it every time you leave your room. Shame they have great amenities, view and staff.
Don't go here
Room 1426 - upon entering you are met with a strong, pugent mold / mildew odor. Allergies went haywire. Most furniture torn, not two living rooms. Unclean in several rooms to include human stains on bed sheets - why am I paying a cleaning fee? Marks / dings on walls, place is smaller than advertised Just don't go here
Downer
Everything closes at sunset. Pools, hot tubs, Bikini Bob's. Not even sunset, an hr before. Said it's a lighting problem but lights are on in both pools and hottubs. Frustrating to say the least. They should have mentioned that tidbit somewhere when taking reservation. The pool is a huge part of the vacation experience when you have 3 young boys.
Great Room. VERY disappointing property
Let me start by saying the actual condo was absolutely wonderful. Perfectly clean & spacious. I am a thousand percent sure the rooms are so wonderful because they are privately owned, cleaned and updated. The property however, disappoints. I contacted the property to ensure all amenities were in working order BEFORE booking. Was told all is well. Drove over 11 hours only to find out all pools and hot tubs close at 7pm!! 7pm! Thwy are supposed to be open until 11pm. We were told it was due to a lighting issue HOWEVER all pool areas were lit up like Christmas every single night. Not one light was out. Also, the bar area around the pools never closed at 7pm so they could sure sell you drinks and make money with their non-existent lighting " issue ". Very disappointing for a vacation you work hard to go on. Their website also lies. It states they have indoor pools. There are no indoor pools. One VERY SMALL indoor hot tub. I mean its pretty much in a closet sized room and severely needs a good clean and updating. You almost feel gross walking into it its so dirty and paint chipping everywhere. May seriously want to consider another property.
Wonderful place
Clean. Helpful. Convenient. Our condo was spotless and beautiful! Beach service was great! Food at Bikini Bob's was delicious. Great place to relax and enjoy a beautiful sunset with loved ones. Something for all ages. Our condo had all of the amenities!
Beach front access
The view was fabulous and the balcony was nice and big so it could be enjoyed by 4 people very comfortably. The unit itself was comfortable although dated and in need of upgrades. The bed was extremely comfortable and the unit was nice and quiet which is a plus.
overall a good place for small groups
the place overall is good. mostly 1br and 2 br units perfect for smaller families. we have stayed twice now and bikini bobs is a great place to grab a snack or lunch without leaving the property. pools are large and generally not very crowded. the elevators are horrible and there is always some problem going on even though 2 were updated last winter.
Lovely resort…
Wonderful resort with great pool area, nice beach access, and splendid views. Condo was a nice size and set up. Had unfortunate issues with condo access with limited assistance from condo management company (not The Summit).
Summit very dirty and outdated
The facility was dirty. Broken and outdated furnishings, appliances, electrical outlets and lights. Elevators were broken and very hot. The pool area was very nice. Maintenance was working hard and did replace the ice maker 4 days into our stay
HORRIBLE EXPERIENCE
First of all the unit was NOT clean not by a LONG SHOT! They charge a cleaning fee when the floors aren't even swept! By far the MOST disgusting place on PCB I'd rather stay at days inn and that place I'd gross too. Secondly the pool is open at 10 pm but the beach access is closed?? You pay all this money to NOT be able to access the beach when you please. Absolutely RIDICULOUS!! Third of all we took the stairs up and down to the 13th floor because because the elevators are broken one young girl was screaming crying terrified bc she got stuck literally scared to death shaking because she got STUCK on the elevator the first time we got here it dropped three floors literally DROPPED! fourth of all lots and LOTS OF CRACKHEADS and DRUNKS! People throwing their small children in the pool sinking them and grinding their teeth and sucking theirs lips and face in telling the children they were sorry it's literally INSANE HERE! DO NOT WASTE YOUR MONEY COMIMG HERE IT IS NOT WORTH IT I PROMISE YOU! These people need to be SHUT THE HELL DOWN IMMEDIATELY
Disgusting condo 219 and resort !
Condo 219. Trashy! The condo we stayed at one night before we were relocated was disgusting! So dirty, and not at all maintained. It was managed by Southern Vacation Rentals, and they did not do well in helping us relocate and tried to get us to stay. The bathtub did not have a shower curtain, the ceiling was flaking, the doors were warped, it was smelly, the stove was dirty, the mirrors still had lip and. handprints on it, the furniture was stained. You could see daylight though the front door. The resort itself was dirty, trash everywhere, smelled like garbage.
Not furnished with the necessities
Sand on the floor, counter top and kitchen table had water stains from previous tenants. Stovetop had a grease film on it bathtub was not properly cleaned. There ere no personal towels in the unit. Had to go out and purchased items for first night stay
Staying at Summit
Hi everyone. This hotel has the worst customer service. Elevator stoped working and we had to up and down 9 floors, other people more than that. We came to the entrance gate and rude lady started screaming at us and cussing after she did not see one wrist band on. We had bugs in our drawer in the kitchen, almost no utensils, only ironing board but no iron, the ceilings are moldy. The list can go on but I will write the only pros is the view from our balcony and the location is walk to the beach. Other then that this hotel is more like MOTEL.
great family place to stay
nice place the pools are large and generally not super crowded, the walk down to the beack is easy and not long. the poolside tiki bar is nice as well as bikini bobs grill. no need to leave for lunch with the good food and nice servers you can grab a snack or meal and be right back to the water in no time
Great Beach Views
We love the Summit! It has a bad rep but we have always enjoyed out stay here. It is a little outdated but comfortable. The beach is steps away and there are plenty of chairs at the pool. Bikini Bobs is a huge plus for a snack bar and very reasonably priced.
Filthy Summet condo 1016 panama city beach
Older building. Unit 1016 dirty, not well lit. Kitchen pots and pans old, food surfaces scratched, dull knives, kitchen sink had hole for faucet with sharp edge. Clothes wash machine made loud noise in spin cycle like bearing is out. Wiring can not be to code. Fire hazard. Rolled up electric cord under sofa wirered directly from wall outlet to wire in wall to ceiling fan. Dirty curtains, sofa, love seat, filthy decorative pillows. Noisy most of the night. The only positive thing is the view of the water. There are many better condos to rent for the same price.
Resort is great only if you party
Do not stay at this location if you value sleep. All primary bedrooms are on the street side of the resort. Just across the street is a outdoor bar which plays LOUD music until 2:30am every day. You might as well have them in your condo unit it is so loud. Rather amusing given they resort has quiet hours 11pm-7am. The pools are great in that one is heated and the other is not so you have a choice. Two of the four elevators were out and seemed to have been out for some time so the queue for the elevator can be quite long. Since the elevator can only accomodate one moble cart for your personal items either moving in or out it can take awhile. No rules were enforced during my stay. Towels hanging from balcony, people coming and going from beach with gate open. (security never checked for bands). Loud music played at pools, etc. My unit was as advertised so no issues with that although the ice maker did not work, sliding glass door to patio would not fully close / lock. And no cable / sat for tv although they had a roku.
Just don't
Just don't. We stayed here recently for 6 weeks unfortunately. I don't think either of got a decent night sleep in that time. Between the bed, which literally had a " W " shape to it (that's how worn it was) and the squeaky noise it made with any movement, and the paper thin walls / ceiling. We could hear movement from above us at all hours of the night. The unit was dirty and dated. The light switches didn't all work, many non-working bulbs, and the ceiling fan in living room was broken. The bathroom had mold all over the tub area, the kitchen counters are peeling (the laminate from the board). I can't even imagine the bacteria / mold underneath there. The drier sometimes stayed closed when drying, at other times it would open and spill our clothes onto the floor. The kitchen in stocked minimally and what is stocked is very worn or broken. The bed sheets were about as cheap as you can buy and they had a tear in the side. It was very disappointing to say the least. We did check reviews (many 5 star) on vrbo and the rental companies website for unit. Someone even said how " comfortable " the bed was. No friggen way!! The pictures looked nice too. I am now with the understanding that reviews are rigged. (Which explains why I am unable to get my review published on their site) I will never again rent a place with many all five star reviews. It's unfortunate people can't be honest. There may be other units in this complex that are cared for / remodeled idk, we were in 1328 and it was far from that. They claim to have 4 elevators, during our stay only two were working which lead to long waits as this is a larger complex. The view was nice, but that same view is all along the strip. It's not unique to this place.
Save your money. Do not book here
The Summit 632...... waste of money. Dirty, old, needs a bunch of repairs. No one around, no one cares, nothing works, no hot water for showers. Caution tape everywhere. very dated. Basically got lied to about when things were going to be fixed. That someone was going to show up and we would wait for hours and hours and no one would be there. Then have to call back and sit on the phone. That is not a vacation. Do not book. Save your money.
Dated resort with some nice features
Every room has a pool and beach view. Plenty of restaurants nearby. However, the resort needs updating but is fine if you want to go to the beach and the pool. I would return to the resort knowing what to expect.
Tiki bar is pitiful
I have been staying there for over 30 years the Summit is great but do not go to the Tiki bar. the guy bartender is an loser and insulted me this weekend while watching a football game. Over priced go to Bikini Bobs there great prices and better service. My 30 plus opion if they dont get the tiki bar back like it was shut it down false advertisement. Period
Would not recommend
We walked into our room (223) to a hole in the bathroom wall where the toilet paper holder was and the bathroom light wouldn't stop flickering on and off, there was only one bulb on each ceiling fan, kitchen cabinet broke, then went to walk out to our balcony and the door was completely off the track. You had to pick it up to and basically carry it back and forth to open and close it and it wouldn't lock. We have a child and we were worried about him being able to go out and possibly falling from the balcony. I contacted the front desk about it and she had me send pictures to show damages for a work order. The door was never fixed while we were there. We kept a chair in front of it front of it to hopefully deter him from going out in the middle of the night. Terrible customer service.
Scoop on Two Specific Units and DO NOT USE THIS COMPANY
First of all you can look at my past reviews... I never ever write these kind. Also the Summit is a mid grade resort in a beautiful setting with each room having a view. Nice little activities by the pool etc. Elevators are an issue so just pick a lower floor. Lots of families some noisy mid twenties crowd but nothing out of the ordinary. Nothing to do with this part of the review DO NOT RENT FROM BEACH ROOM RENTALS LLC or also known as VACATIONS ON THE GULF. Specifically units 1510 or 1514. If the units had just been clean, feet were black had to wear our shoes. Hasn't been mopped in a decade or more. Non working dishwashers, refridgerator parts in the cabinet, vomit on the box springs, dirty towels mixed in with clean so you might not notice. I mean if you need anything else I'm not sure what it would be. Also on a side note we moved after two nights. I had a large party this was a necessity and a difficulty. My husband and I became sick. Related? don't know but it was dirty enough. Now they pressure you with 2 hours to get your inspection forms back. So that you don't have time to notice all the little things because your excited about the beach getting people settled from the airport ect. So I probably missed a few on my forms. I have requested my security deposit and days I didn't stay back as a refund but to no avail. Let me make this clear CLEAN was all I was expecting. I have stayed here before and rented from these people. It was a better experience obviously. But it was years ago the last time they mopped probably.
Disgusting- The Summit room 325- Owner says they do not clean comforters between guests
DOES NOT CLEAN COMFORTERS BETWEEN GUESTS- per the owner. So you will be sleeping in someone else's filth. The room was not ready until after 630 pm- and it was still filthy when we got here and bathroom was moldy. The bunk beds had dirt caked on them. A bag of trash was left on kitchen table. When we left I cleaned the whole condo and did two loads of laundry prior to leaving. I stripped the linens and put them in tub thinking I was helping. Because I put the comforters in the tub the owner charged me $50 extra dollars without permission because he said " they do not clean comforters between guests " and it caused his cleaning lady more work. This is in addition to the $125 cleaning fee. So who knows what other non- cleaning habits they do- Disgusting This is a reflection of this owner not the resort
Summit Room 809
If roaches, black mold and a funky smelling kitchen are you thing then you should stay here! $2500 for one week for a one bedroom and roaches were everywhere! I had to send multiple emails to have them come spray and I'm pretty sure he just used Raid. We were scared to eat the food that we had bought for the week because we were unsure if roaches had crawled all over it. We had a roach on the living room wall in the bedroom wall after he sprayed. I would never stay in this unit again!
Not for family with kids
This was the worst experience I've ever had. If you are young and like to party then ok. But it's not very family friendly. They have a DJ which is cool but not the type of music they play with little ones around. They have all these rules but only pick and choice which ones they want to enforce. Lots of under age drinking. Could smell pot being smoked the entire trip. Elevators were messed up a lot. When working could take 45 mins to get one sometimes. Nowhere on the site does it say only one vehicle. We took two down and had to pay to park somewhere else because they were only allowing one vehicle per one bedroom room. The security didn't even look at the people in the vehicle to see if each person had on a wrist band. So anyone could have come and gone but not have two vehicles. I will say the room was nice. Majority of the staff was very rude and hateful. I wish we had read reviews before going.
Horrible horrible horrible
Horrible horrible horrible. Bed was broken when we arrived and we put on form and notified the Summit With 3 phone calls. They did not fix the bed and kept our $400 deposit to say we did not cancel correctly… if you are staying you are not getting your deposit back! Don't stay unless you want to give them your deposit toooooo. Terrible
Nice Balcony Not Worth RCI Points
This place should not be an RCI trade. Bed was horrible. Felt like sleeping on stone. Back is still sore days later. Kitchen was ok but found coffee grounds from previous person, Dryer did not work well. Wash clothes had seen better days. Shower curtain had mold on it. Drain in shower was plugged with what looked like years worth of hair. Floor was filthy. Had to wear shoes the whole time we were there. Elevators were horrible. Had several different types of music playing all over the pool area so you couldn't relax. Will never return. The whole area is ghetto. Felt like being at a county fair. RCI should not be affiliated with this resort at all. Save your money and go elsewhere.
bike week
was a nice one-bedroom unit to stay in as we were there for the beach and thunder beach bike week. Easy access to pool and beach as our unit was on the ground floor. nice tiki bar on the property. gated property.
Don't expect too much other than the ocean view
The ocean view was as promised. However, TV in living room did not work and could not get maintenance to respond until I went to the main office which was not open until two days after I checked in. Freezer worked but had a bad leak which dripped water into the refrigerator. I was a little worried about using the elevator which had a lot of rust in the structure. I did like the guard posted in the front of the property and the pools.
Nasty
Room was filthy. Washer and dryer in kitchen. Furniture was old and was nasty. Bed was very uncomfortable. I don't recommend this unit 1407 to anyone. The view was beautiful but the unit lacked so much.
The Summit 10 / 23 / 21 unit 1221
The grounds were fantastic. However the room was run down and uncomfortable. The bed felt like a blanket over box springs. We had to buy a mattress topper so we could get some sleep. The unit was very dated. Had a damaged tub / shower that needs replaced. No safety bath mat. No screen door on balcony sliding doors. No little table on balcony to rest drinks on. Only 3 chairs on balcony (unit sleeps 6). Couch and chair in living room worn and uncomfortable. Dishes and utensils mismatched and not enough. No small rugs two wipe feet on at door. Very lacking for the points we paid oh, we have stayed at far better resorts at Panama City Beach
The Summit at PCB
The resort itself is getting older, but the location and amenities more than make up for it. The tub drain was clogged with hair, killed a dozen or more roaches, and lots of sand in the unit on the floor and tables.
Unit 1025 is a beautiful unit !!
Our Room 1025 was completely updated and beautiful. Room felt clean and was nicely appointed with everything we could need. The Summit has been recently painted, and the elevators are about to go thru a major overhauling. All new furniture around the pools and even had live entertainment at the pool one evening. We had a very enjoyable stay. I've read all the reviews, but I ask future renters to do your homework, and you'll be as happy as we were. Every unit is individual owned and you can tell that some owners really care and some dont. 1025 definitely cares about their unit.
Disgusting
This place is not only run down and unkept, it also has roaches so unless you want to take cockroaches home with you and have to pay to get your house treated, do not stay here! We called and the lady on the phone literally said " it's a risk you take when you travel and they do not take responsibility for it "
Family vacation ✌❤
The only complaint we really had was the elevator near our room 331 wouldn't stop on our floor. So, we had to take the stairs every time. And with a torn acl that was pretty tough for me. But I survived 😊 we had a great time. And also, the lady in the front office was not friendly what so ever. She sat there eating her pizza (which it could have been her lunchbreak I understand.. but why eat right there at the desk) and a gentleman was asking her for the wifi password and she so rudely told him " it's on the front of the wall! " And he didn't see it.. so she screamed it again🤷♀ and she didn't offer to help me.. whatsoever.. but Jerome sure was very helpful. But, other than those two issues we had a great time. And will be back.
Not with little kids - dirty and dated
Paid $500 a night and this was one of the worst places I've stayed for a family vacation. Get what you pay for? Hardly at that rate. Looks like a prison block pulling up, pot smoke was prevalent everywhere, dirty, loud - don't Waste your money. Left two days early.

Positives: great view, friendly staff, great location, size of unit a plus with nice set up Negatives: dirty, mold on ceiling (428), slow elevators, poorly working appliances, poorly stocked (tp, etc), uncomfortable furniture
Disgusting
Absolutely pathetic. ZERO CUSTOMER SERVICE. I could write a novel on this experience, but to sum it up, two hour check in resulting in being told at 9 pm that maintenance had communicated our room had issues and would not be available until the following day, consequently being told they were " trying to find somewhere to put us " - then being told to we " might " be able to be moved to a different hotel (ACROSS from the beach instead of the ocean view balcony room I paid almost $800 for TWO NIGHTS) she was waiting for an answer from her manager- around 9 pm I decided no one would solve this if I didn't, & offered to just stay in the room with issues since we had already missed our opportunity to go to dinner as planned because at this hour, the restaurants we go to had all closed. - zero response from customer service on this and this is the FIrst issue of the trip - do not get ripped off. Disgusting hallways and elevators. Disgusting. Left feeling gross and frankly- ripped off!
Gross and Lack of Staff
I have stayed here at the summit twice, both with disgusting rooms. We usually travel with a group because the rooms are made to accommodate a small family, but you could fit up to 6. The main master bed, the bunkbeds in the hallway, and the pull out couch. Both times I have stayed at the Summit, I found things between the mattress and the rail to the bunk beds. I just found 2 suckers by the mattress, which really motivated my urge to leave a bad review. We arrived today, and I have only had bad experiences. The elevators at slow, sometimes skips floors, and hot. Tonight when at the pool, someone was very intoxicated dancing, and theirs no security. The pull-out couch had sand all over it. It like when they are cleaning they just come in and change the sheets (HOPEFULLY). The floor also had sand everywhere, but what do you expect its the beach sand gets everywhere. I would definitely not recommend staying here.
Deplorable conditions
If you like staying in filth, this is your place. This us absolutely disgusting. Please don't bring your family, as the illicit drug use is unbearable, and office staff won't help take care of the problems. Perhaps DEA. There was nothing clean here and bugs galore. I was really excited, having never been to PCB, and I want to find something positive to say, but haven't found it. We have cut our precious vacation time short and will never reccomend this to anyone
Unit 1114 - Bring your own cleaning supplies and bath towels
Rented through VRBO My family (myself, husband and 7yr old) visit the area frequently and have stayed at different condos along the beach. Our favorites were booked up so we chose this one as the price was similar to what we have paid. We will NOT return to this unit. It is not comparable to others in the price range. Pros- Nice pools that stay open later than others. Tiki Bar and Bikini Bob's are convenient. Kids toys and boogie board in unit. Easy beach access and lifeguard present on a red flag day. Gated parking lot with dedicated spots for unloading near entry. Keyless entry to unit. Nicely decorated. Cons- Major buildup of dust / dirt on walls and vents. Toothpaste and snot stains on walls and surfaces. Brown stains on couch and dining room chairs that I mostly scrubbed off. Smoke alarm opened and missing battery. Light fixtures rusting, missing cover or not working at all. Bathroom towels that smell dirty or have large stains. No pizza pan. Elevators in constant disrepair. The far right elevator needs to be pushed closed in order for it to operate. The 2nd middle elevator trapped us on a floor for a scary few minutes then bounced around to different floors. We resorted to using the stairs, which isn't exactly relaxing when you are on the 11th floor and lugging beach equipment around. After returning home, I requested my cleaning fee be refunded and was denied. The owner did not apologize for the condition of the unit nor make any attempts to rectify the situation.
Vacation
This is a very good place to take a vacation. I went there with my kids for a softball tournament. We loved the view and the room. It was clean and the was a full sized refrigerator. We loved that there was two pools. But overall we just loved it there. Except that elevator were slow. So you would probably want a lower floor so you could take the stairs. But that was the only problem we had. but I'm sure that was everywhere during this time of the year
Don't waste your money
My family and I have taken an annual beach vacation for the past 15+ years. We typically go to Orange Beach / Gulf Shores or the Destin area, but decided to explore PCB this year. First, the condo was obviously not properly cleaned prior to our arrival. There were clothes in the master bedroom dresser and food in the kitchen cabinets from the previous renter. There was mold in both showers, nasty commodes, both the refrigerator and microwave were broken, and there were stains on the master bedroom comforter. On top of the disappointment of the condo itself, the resort was even more horrendous. We have a special needs son with a chronic lung disease, and we are unable to escape the cigarette and marijuana smoke across the entire resort. The pool area was basically a scene from a nightclub. The extreme noise level, constant use of the " F bomb, " and level of intoxication of other renters far surpassed what I wanted my family exposed to for an entire week. When we tried to escape that and went to the beach instead, it seemed to be even worse. My husband and I, along with three small children, had to abruptly rush off the beach as a fight between two large intoxicated groups was starting to breakout. When I voiced my complaints about the cigarette smoke to the renting agency, Emerald Coast Destinations, the lady told me she would reach out to try and get approval for a refund and return my call. After two days of not hearing back, I reached out to VRBO. They reached out to the renting agency and said I should receive a call back. After I did not receive a return call, I reached out directly to Emerald Coast Destinations again. The lady I spoke to (same lady from two days prior) yelled at me, spoke over me, refused to give me her name, and eventually hung up on me. I attempted to call back numerous times but got no answer. When a female finally answered (I'm assuming same lady), I asked for her name, and she hung up on me again. So, if you're like my family and looking for a relaxing family-friendly vacation, this is not it!!!! We were supposed to stay for 7 days but left after 2 days. With the amount of exposure to smoke across the resort, it was not a safe environment for my son, and he has had increased symptoms since our visit, which is now requiring a follow-up with our specialist. Also, since the agency would not speak to us or return my call, we were unable to get a refund or any appropriate response on how to reconcile such a horrible experience. I have more pictures but it's not letting me post them.
Not enough parking-towing cars-drunks-disorderly till 4AM & no-one cared
Probably one of the worst! The unit was missing dryer, dirty and the Complex seemed to not care if you could find someone to talk to. Evidently they house a large group of seasonal workers who take over the facility and the parking lot. Our group have a couple of folks who need accessibility. The Handicapped spots are too few and since everything is first come first serve-we watched to get a spot then were afraid to loose the spot so we could not leave and be assured that there would be a spot anywhere on the lot and every morning they towed cars who were illegally parked. When I asked if they could hold a spot for 1 hour while I went to the grocery store they refused. Because of the parking situation we went out one time and had to use Uber which would have been OK except we have 4 in our party and we had to get 2 Ubers because the drivers would only take 2 passengers even though their app said 3-One of us would have missed the reservation to conserve. Ubers cost us about $100 for our to and from on a 3 mile trip. Impossible to find anyone who cared or had any authority to do anything. The owner of our condo # 207 was unresponsive. The folks at Bikini Bobs-Great & our one trip to Sea Screamer Dolphin Trip was Unforgettable and made the adventure a sheer pleasure!
This is a loud party resort
If you are looking for quiet, this is NOT the resort for you. The main bedroom faces the parking lot. Our last night there, we were kept awake from 1 am to 5 am, before we decided to just get up and head home. Some drama ensued in the parking lot and apparently, no one thought to shut it down. Ever. One night, the hot tub had at least 30 kids, in one hot tub. The other night, a young woman was straddling her male companion in the hot tub, in broad daylight while there were kids right on the other side of the fence, sitting at Bikini Bob's. There was only one elevator working. Which, made it incredibly inconvenient. This place is run down, old, and dirty. The Vomatron is across the street and you will hear it all night. If you don't care about any of this, reserve your spot now.
The Owners Grandson shows up and is in our room we booked over a month ago
Realtor in Ga. we booked a week at the Summit room 316 private owners we booked over a month ago our confirmation was sent four times we showed up and the owner's grandson with two are three girls were in the condo and refused to leave told us it was our problem and the management company was just as bad. They found us a room for two days and then they hoped the summit would have something available! We were here for our birthdays and Mother's day with 12 couples. Emerald Coast was the company we booked through. I will contact the owners and let them know how we feel, but my advice is to stay away from the Summit. Does anyone have any experience with this happening to them? We finally found a room and it cost us double what we had booked room 316 at the summit stay away from this place.
If you want to get downstairs, leave 45 minutes early
So, my family and I went on a weekend trip to the beach. We were so excited! We stayed in a 3 bedroom 3 bath for a cheap price. The good: the condos are right off the beach. It was easy to go downstairs and walk onto the beach. There were tons of restaurants nearby. The condo was ok. Nothing to write home about, just ok! We noticed that some of the plugs sank into the walls, that seemed weird, but they worked. The parking seemed secure as well. The bad: The elevators took 30-45 minutes. There were 2 main elevators and 1 on one end and one on the other end (we didnt find out about the end elevators until we were leaving) for an entire property of condos and staircases. When we were leaving, we started to check out early. We stayed on the 15th floor and in an effort to pack up the vehicles, I started on a trek to take things to the car. I arrived at 9:02 am at the elevators. It seemed I would be successful, but after one elevator didnt seem to work, I waited. My family came about 5 minutes later and I was still waiting. One elevator finally arrives and it was FULL of people. We waited another 10 minutes. Another elevator arrives and it was full of people. At this point we have waited 35 minutes just to pack our things early for check out at 10. Yep, you read it right. It is now 935 and we have still not gotten on the elevator. We discover another elevator at the other end of the property from our condo. And there was one on the other end, right near our room. We had no idea. There were no signs nor were there any indications that there were a total of 4 elevators. Now, we get on the one on the far end and finally arrive to our vehicles at 950am. Crazy. I'm exhausted and we only have about 10 more minutes before check out. Reminder for those visiting. There are other elevators. Just no signage. No one said where elevators were. The people that worked there literally said nothing when lines of people were waiting for two elevators. There are 16 floors in the condos and only 4 elevators. This is not great for those who can not do stairs nor is it good for people who get a condo on a high floor. This is a party central type of place. Lots of young people at this place. If you like to party, you are in the right place. If not, try a different place.
HORRIBLE
Our room was NASTY! The table still had food from the last guest stuck on the table. Everything was greasy including the couches. There looked like blood was on the walls. The back paito door was broken and would not close. There was mold around the vents. And the A. C. nor the refrigerator didn't work. And the fan they placed in the rooms to make up for the A. C not working was broken and was COVERED in dust. The elevators were not properly working. No one, including the staff was holding to covid guidelines. When we spoke to some of the locals, they said they called it the Slumit for a reason. DO NOT STAY HERE! Sadly I can't post a video, but have a few pictures.
Summit room 701
Pros. Smooth check in, smooth checkout, friendly staff. Cons. I dont know what other rooms look like at these condos but room 701 was a disaster. It is obvious, this is an older building, but the owners of 701 have made no updates whatsoever to their unit. Rusty vents, rusty door knobs, filthy flooring, dirty refrigerator, etc. etc. and only one pillow per bed? We paid 650$ for three nights at this place and you get what you pay for. In fact, the whole building was a construction zone. Save you money and avoid this place.
Condo # 725 - Pictures are worth a 1000 words
Specific to privately owned condo # 725. The attached pictures were taken during our stay. In addition to these pictures we also encountered soiled sheets on the bed which we did not photograph. The Summit has private owned condos of varying quality, with all of the available selections I am certain there are better choices than # 725. Outside of this specific unit the stay was acceptable.
Unit 616
My husband and I traveled here for a family vacation with our boys in July 2017. The only positive I can give is the location. We stayed in unit 616 and it was disgusting. It's located directly off the elevators and because of this, you hear everyone coming and going all hours of the day. The carpet in the bedroom is filthy. The door in the bedroom was broken. The furniture is oversized and makes the already small unit that much more cramped. The sofa bed was broken and was to be repaired the 2nd day and never was. The dryer lint trap had holes in it and was supposed to be replaced and never was. The kitchen only had a small light over the sink that worked and there was a desk lamp beside the stove instead of replacing the lighting. The stove was old and only had 2 working burners. The pools at the building were nice and the front desk staff were helpful in our brief conversations with them.
Clean, convenient as awesome views. Summit 529
The condo was clean and a great location. Upon entering there was even a faint bleach smell which of course faded quickly. The kitchen was fully stocked with anything you might need including blender, ice cream scoop, measuring cups ect. This was the best stocked kitchen out of any condo we've ever stayed in. The convience of an in room washer dryer is always a plus. There were some inflatables and beach chairs on the balcony that all though we didn't use them they were there if we hadn't brought our own. There balcony was spacious and the view are great because the condo next door is small and you can see right over it. Upon arrival we had a small issue with our door code but a quick phone call had our code reset and we didn't have any other issue. We rented thru fourstarcs and disnt have any issues with them. Bikini Bob's was on-site with good food and drinks, there was as a small convince type shop on property with an ice cream parlor and sandwich and pizzas and such, there was also a poolside tiki bar. The pools were large, the hotubs didn't work while we were there. The staff was always friendly. Luckily unit 529 is only on the 5th floor and was an easy walk up and down the stairs because that is the only complaint I could have. The elevators are AWFUL especially on check in / out days. Here's a tip load your vehicle with everything that needs to be carried on the luggage cart the night before you leave. We tried for 45+ minutes to get on the elevator with our cart before finally giving up and carrying everything down 5 flights of stairs. I would recommend This unit to friends.
Overall good visit
We visited The Summit as a family vacation. After booking and reading horrible reviews, I was nervous about taking my 2 very young children. I did not realize Club LaVela was right next door. Thankfully our unit (831) was on the opposite side of the club. We never heard any music from the club, not even we were outside on the beach at night. The only noise we heard was screams from people on the slingshot across the street and that was actually entertaining. The room overall seemed clean. It was outdated but I expected that from previous reviews I had read. But for the price compared to other beach front hotels, I didn't go in expecting the Ritz. Bikini Bobs on site was great. They have great food and ice cream. My kids really enjoyed the pool. They have 2 very large pools so it wasn't crowded. And my 1 year old was able to get in the kiddie pool. So that was a plus. The check in was fast and check out was even faster with very friendly staff. My biggest complaint would be the elevators and those were a hit or miss. Sometimes we could get right on and off while other times there was a long wait which resulted in us taking the stairs. The elevators were also hot. Overall it was a pretty good experience and my kids had a great time. I probably would not take them back during spring break or during a time club LaVela is having a big event but the time we went was good.

We came into the dirtiest place I have ever! There was a left over food, hair in the bathroom, bed and tub, not to mention the pile of trash behind the dresser. The pictures below tell the story!!!!!!

Great Condo We rented Unit 1025 at The Summit in PCB. What a wonderful experience. The unit has been completely refurbished and updated. A great view, a king size bed, and even a Keurig! Great time
We had a nice stay at the summit. Check in went smoothly even though the place was crazy busy. Our room was not ready but we were able to get the paperwork completed and were given access to the pool and beach. Our condo was nice and clean. We will definitely return.
Good visit
Stayed at The Summit for the first time! I rented through VRBO, so check in was a breeze!! It is a big resort, so there was a lot of people! One of the pools was closed half the day for 2 days during our stay. Didn't affect us, as we stayed at the beach mostly! Tiki bar is reasonable and bikini bobs has good food! Got to see a free concert that was next door at club levela by walking the end of the walkway on the 13th floor! Parking was good, and elevator wait time was as expected.
Great stay for spring break
Upon check-in we got to meet JoEllen and Caroline! They are two wonderful ladies that do a fantastic job. We felt welcomed and knew we were going to have a great stay. Once we were checked in, we were absolutely thrilled by our room. The building has a great set-up where the rooms access from street side and have a balcony on ocean side. The room was huge and had everything we needed for an amazing stay. We cooked most of our meals in the fully stocked kitchen, washed our items from the beach each day in the washer and dryer, and were amazed by the large shower. When my travels bring me back to Panama City Beach I would not consider staying anywhere else, I also want this same room! All of the hotel staff was friendly and housekeeping did a nice job to have such top notch cleanliness on such a large room. I also stopped by the fitness center each morning and enjoyed some time in the hot tubs after a long days on the beach. We also had the pleasure of meeting Kerry who is in charge of security. He was a great personality that invests his full efforts to the property. This hotel is close and convenient to anything you would want to get to, you can park your car for your entire stay. But if you want to venture out, its just a brief drive to Wal-mart, Ripleys, and various other attractions.
Good stay
We stayed here recently while visiting Panama city Beach. Got this deal through Groupon. The condo was clean. It is a bit old, but was still a great deal. I would stay here again. Their floors in our condo wasn't carpeted so don't forget to bring bedroom slippers to keep your feet warm.
DO NOT STAY AT THE SUMMIT!
I just want to start off by saying the summit is the WORST place you could ever stay. I understand it's a party place but apparently they don't fix repairs. I would NEVER stay here again. The room in our condo smells like shrimp, everything is damp, the floors are all messed up, and the kitchen appliances are HORRIBLE! They are either not clean, or rusted up! I would never recommend this place to anyone! I went complain to the front office and I was told that there is nothing they could do about it. I also complained to the owner and he was very rude about it. Room 206 was definitely our worst mistake!
My Husband & I 20th Anniversary Trip
We stayed in room 811, the room was nice, it was clean and the view was awesome; however the bed was very squeaky appeared to be broken, maintenance just walked in after one knock didn't give us a chance to get to the door from back to front to install something in the refrigerator, the water gets cold quickly so be prepared to take a 2 min shower and I hope you're in great shape to climb the stairs to the 8th floor and go down because the elevators are always packed. Try using the end ones and the same result not to mention the nasty stairwell and appearance of the building. If you're into noise at all times of the day / night this is the place for you. I expressed how important cleanliness and quietness was for my husband and myself and the management property company assured me this was the place for us. Negative.... We're 38 & 47 and had she told me this was mostly a property for 6-25yr olds and looked 30 yrs old we would've never booked. When you're use to staying at the Hyatt or Marriott you know the difference. The property management company was H2O. Never again.... NEVER!
Perfect for College Spring Break in March
I recently stayed at this hotel for my college spring break. I read the reviews ahead of time and was not sure if we would be happy at this property, but our stayed turned out to be wonderful! The way I understand it- each condo, or most of them / some of them, are owned by a family / individual, not the hotel. So each room could be completely different looking, some more updated than others. The condo we stayed in was up to date, but we saw others that were a bit older looking. Nothing as bad as some of the reviews though. Our condo was very clean when we arrived. We booked through an external company, not the hotel, so I am not sure how that affected what room we got and the cleanliness. The first several weeks in March are very busy with Spring Break guests, so if you are looking for a quite, family friendly atmosphere during that time, stay away!! We were part of the college crowd, and this hotel was absolutely perfect for us. The whole property was mostly college students. We loved the heated pool and the proximity to all the clubs. It was also great that every room has a balcony that over looks the ocean, no one has to stare at the parking lot! One note- some condos have dishwashers / washing machines. No detergent for either of those was provided, nor was extra toilet paper. We asked the front desk for some, and the referred us to the company we had booked with. They were great and gave us a small amount of the items we requested, but the front desk would not provide any, so you may have to buy that sort of stuff. Also- if you're staying during the high school or college spring break weeks, everyone must wear a wristband and no extra guests are allowed on the property, so make sure all your friends stay there! I would highly recommend booking this property for Spring Break if you want to be surrounded by other students!
Pictures are deceiving! And nothing I expected! Disgusting!
We arrived on Saturday after driving 14hrs. We had to wait 10 minutes to get an elevator to take us to the 14th floor. Upon arriving to room 1414 we were speechless when we started to look around the place! The place was filthy, so many things were broken and old. Susan had requested we send pictures of anything that was broken or wrong there were to many things to take pictures of! The furniture and floors were dirty, disgusting, and torn. The bed was on the floor and the mattresses were covered in stains. The tub was full of mold, paint was peeling off the walls, ceiling had water damage everywhere. To furnace room and vents were flooded with dirt and mold. The bunk beds were broken and not safe for kids to sleep on! We called Susan Chen immediately and told her we would not be staying in this condo due to the conditions. She told me to leave now and to touch nothing, she already had another renter, and would refund our money! I have sent multiple text messages, emails, and called her several times. She has not returned a message to any of them. We paid a refundable deposit of 200 that I still have not received and a total of 755.00 for the week that I still have not received! Susan Chen is a scam artist! The condo is nothing like the pictures and you will not get your money back. I wish this site would allow me to post the pictures I have, so that anyone considering this condo could see it for themselves for throwing away their money! We are having to obtain a lawyer in order to get our money back so I am still unable to put the nightmare of this condo behind me!!
Very Dirty and Outdated in room area!
The property itself is nice... good location on the beach with pools, hot tubs, food available, little convenience store on property too. The room was not spectacular. I was supposed to stay in 102 but after checking in, it looked horribly dirty... cobwebs, dust, dirt on floor, stains on bedding, dirt in corners and cracky tiles. I have never stayed in a dumpy place like this so I immediately called the person managing the rental and he offered another room 1224, which was a lot cleaner feeling but it still had old nasty bedding and it was not luxurious or special. Only 2 rolls of toilet paper in the room for 5 people!!! Great view from balcony but the furniture was old, dingy, and smelly. The balcony furniture was rusty and old. Even after emailing the owner of the condo, he never replied! Just be careful and see pics of your room before you book one! This was my first time booking a condo and probably my last!
Susan Summit 1414, great time!!
I stayed in unit 1414 at the Summit in early August. I go to PCB beach often and was glad to find someone who was personable and easy to work with. Susan was very understanding of a situation that arose and always kind when we talked. I really enjoyed the Summit's location and grounds, very accommodating! I am a scuba diver and this location was very close to the dive shop we use, Panama City Dive Charters. Drinks, they got them.... food, they got it...... snack bar, they have a couple. I recommend staying here and plan on going again!
Been staying there since 1985
We live in the Nashville TN area and go to PCB twice a year. We rented directly from The Summit twice. We had no problem renting directly but found you can get about a 20% cut on the rate in renting from an owner. Our first experience renting from an owner, someone who is practically a neighbor here in TN, was not a good one. We heard from other renters about another owner, Ms. Tillie Cohen. She is a sweetheart and great to work with. No, the Summit will not take care of any problems if you rent from an owner, but Ms Tillie has housekeeping and maintenance staff available. Any problems we have had, she resolved it promptly. She has a range of rooms from the 2nd floor all the way up. Oct 04 when we were there it was lots of improvements of the property as a whole being done. It's not the fanciest or cleanest spot on the beach but for the money and conveniences, it is where I prefer to stay. Matter of fact, I'll be calling Ms Tillie sometime this week!
Susan Chen is awesome
My wife and I have been going to the summit for the last three years. We rent a condo from Susan Chen and my wife and I just love her to death. She has the greatest personality and we just loved our condo and the atmosphere at the summit. The view looking out over the ocean is so amazing. If you are looking for a great vacation contact Susan. Oh btw the pools and beach are so relaxing and clean.
Summit 1414- Susan Chen is great!!!
My family and I stayed at 1414 Summit Ms Chen unit. Very nice one bedroom with bunk beds in the hall it was great. There were 3 of us staying there. We had plenty of room the view was great. The bath and a half was nice. Very convenient location for getting around town. Our only problem was the blender and I called Ms Chen so she knew about it. She was very helpful and I received my full deposit back in 1 wk. We will be back next year. Looking forward to it. Claude Rivera and Family
BEWARE!
Renting from an owner instead of management can save you alot of money or costs you more. Some owners charge more than the rental management (greedy indeed) However, some owners offer a good price, saving you hundreds of dollars. Some forgo cleaning fee if you clean the condo yourself, which is great because the people that clean do a terrible job. Don't rent a unit with a washer / dryer because they have mold in the condos, they were not designed to be in the condos. Laundry facilities are on the grounds (two). Shop around. Management will let you look at several units before you decide.

Susan Chen is a life saver! I had almost no time when I mailed her money to book my condo and she was prompt and professional as can be considering the usual people looking to stay for nothing in a great location. My gf and I arrived to find the condo in a decent condition almost similar to the pictures posted on here. I gotta admit the supplies were a bit scarce and obviously the room could use some work. Having said that, considering the price and location, the room was the best value for money which anyone can find at a short notice at this location. I also got my full deposit refunded back to me in less than one week of leaving. Definitely for someone on a budget!
Going downhill
My family has been staying at the summit for the past 10 years. My sister bought a timeshare years ago and just sold it last year. We have since found another owner who sells us their weeks on the ground floor. We have noticed over the years how nasty it is getting. There is alot of underaged drinking at the beach and partying at the tiki bar. I have a 10 and 12 year old now and it just isn't a good place for them. At least 1 day out of every week they have to close one of the 2 pools because either someone got drunk and threw up in it or had a bowel movement in it. I am now looking for a nicer place for my family to go!

My family and I stayed at 1414 Summit Ms Chen unit. Very nice one bedroom with bunk beds in the hall it was great. There were 4 of us staying there. We had plenty of room the view was great. The bath and a half was nice. Very convenient location for getting around town. Our only problem was taster and I called Ms Chen so she knew about it. My Stay At the Summitt 1016 / Susan Chen
I stayed at the property listed by Susan Chen. It was fantastic. The view and condo was perfect for me and my golf buddies. The accommodations were great. We were able to check in and had no problems the whole time (5days) we were there. The condo definitely meets the needs of anyone looking for beachfront property with a great view. All the furnishing and kitchen helped when we wanted to eat in and cook. We look forward to going back next year. Ms. Chen was also great in returning our deposit expeditiously. It arrived almost before I returned home. I would recommend this property to anyone going to Panama City. Close to all the golf courses and shopping if you like. can't wait till next year. It was a pleasure doing busines with Susan.
Nasty, Nasty, Nasty.
My entire family rented 3 condos in October 2004. Each condo was privately owned. The condo I was in was filthy. There were roaches in the pots and pans, the plates were nasty. Thank goodness we had plastic utensils and paper plates or we would have starved. It felt like I was staying in a very cheap motel. They were working on 2 of the 4 elevators, which meant you could spend 15 minutes waiting. Apparently they need to repair one of the other ones, because it stayed stuck on the 6th floor forever. We overheard the pool guy telling someone " no wonder the pools are cloudy, they haven't been putting chlorine in them ". There is something behind the " Tiki Hut " bar that smells like a dumpster. When a family member brought some of these things to the attention of The Summit, they said (because we rented from owners) it was not their problem! My family has been renting from the same owner for about 15 years and this was our last trip to The Summit.
Susan Chen works for us!
We rented from Susan Chen the past two years... # 1016 and # 1414 this year. We plan to stay in # 1414 again next year. The accomodations are clean and comfortable. We especially like the close proximity to the golf course. Susan is very professional and always available for questions or any issue with the condo. The views from our balcony are magnificent... we spend much time there. I would definitely recommend renting from Susan.
Ugh!
We rented from private owner Ron Pollard & the room should have been condemned! The front desk was very helpful & let us pick another room but we lost three nights rental so I double paid for those nights. Mr. Pollard ignored our calls & emails but he was onsight! The carpet was wet & molded, A / C barely worked, sheets had sand & food in them, & found dirty towels in the bunk beds. Also nice collection of roaches!

i stayed late july '03 on 11th floor, rented room from " MICHAEL RENY ", never recieved 100.00 deposit back, when we departed, we cleaned room, better than it was when we arrived, owner " MICHAEL RENY " said we smoked in room (we dont smoke) and a few things had to fixed, so he kept our deposit, he completely lied, me and wife and 2 kids took very good care of room. i have filed a complaint with bbb. i would never rent a room from MICHAEL RENY again!!!
renter beware
we stayed at the summit in a privately owned condo on the second floor for 2 weeks last july. i have been relunctant to complain. after seeing these posts, i feel that i must say something. the place is a dump. it is too packed and you can't even get a chair by the pool unless you get out at 6:00 a. m. and put your towel on one (which by the way is against the rules that are not in any way inforced). the trash in the hallways, elevators and stairways was unbelievable. not to mention the beach. it was by far the dirtiest beach that i have ever seen. we have been going to florida every summer for 25 years, and this was the very worst accomodations and conditions i have ever had to stay in. we tried to rent from other companies during our stay. but, just decided to learn a lesson. the pool itself was filthy, i mean absolutely cloudy and filled with debris and hair. i am just hoping that a property owner or management will see this post and pay heed.

I stayed in rooms 1414 and 1016 last year and absolutely loved it for the full 7 days i was there. I am coming back again this year in March. The ocean view is amazing!! Rental process was very easy and laid back. The location of the summit was nice. Right in the middle of all the fun. Friendly people at the front desk. The rooms are pretty nice and spacious. It is nice to have a washer and dryer. Overall, it is a very good place to stay at.
unit 1016
I've rented the unit # 1016 from Susan Chen before and had a very pleasant experience. She returned my deposit promptly upon our return and was very professional in the transaction. Our correspondence went smoothly. The room was clean and the accommodations was very nice. We love the location on Thomas Dr. which is away from most of the heavy partying by the young people on the main strip (Front Beach). The only draw-back last year that we had was the check-in process with the front desk personnel. The Summit only had three people working the Memorial Day weekend and it took forever. I would definitely recommend this unit to anyone considering a visit to PCB.
In need of repairs
A nice enough place but in definate need of improvements. Our room was so dirty that we had to go buy a mop and cleaning supplies to clean it. We stayed a week last July and the elevator was out more than it was working... and we were on the 5th floor! Try dragging tired kids and equipment up the stair several times a day! A lot of young people running around and got quite loud at night. But a plus it is next to good night life. Beach was great too.

I rented the Summit 1016 from Susan Chen last April, the condo I stayed was clean & fully equipped with a stunning reviews. Susan was very nice & helpful. I got my full deposit back 1 week after I checked out. I am coming back this year & I highly recommend Susan.

I have stayed many places in Panama City Beach but for the past 10 years " The Summit' has been my home, away from home. My husband and I plus many friends, have always rented from Susan Chen. She has always made us very happy with her condos. We have stayed in 1414 and 1016. The 1016 unit is a beautiful blue and very nice to stay in. She has always been very professional and fair. If there is a problem of any kind she is very quick to resolve it. The condos are in the best area of the beach with several eating and night entertainment places near by. The view is breath-taking!
Relaxation... no problem
I rented from a private owner, Tillie Cohen, at the Summit in Panama City Beach, FL. Upon our arrival, we entered the gate with absolutely no problem, checked in with the office to receive our parking tags and arm bands, no problem. We got there a little early, but the maid allowed us to put our luggage in the closet while we went shopping at the local Walmart, which was very close by, still no problem. Ms. Cohen's condo was very clean and the view was spectacular. When we dropped our luggage off, we could not wait to get back to see the gulf from the 7th floor balcony again. It was beautiful and her condo was so clean and everything was just right. If we had any problems, or needed anything, Ms. Tillie was a phone call away and we'd definitely be accomodated without any extra charges or penalties. I read a previous review about her condo's and she is truly an angel... and the view was awesome! The Summit Swimming pools were clean and sufficient and my children enjoyed swimming all day and night in them. I could sit from my balcony and watch over them all day or night. I could also sit from my balcony and watch them play beside the ocean as well. The security at the Summit was excellent. They had somebody on duty at all hours of the day or night. Noone could get in or out of the Summit front gates or the beach / pool entrance without an arm band on. (Our Kids are ages 12- 21) This is a resort for the young folks, I will agree, but my children are young folks and they are my family, along with my husband and it was a family vacation, and we all had a great time. The Summit is located on the East end of Panama City Beach and is a popular spot for young folks, however, we know this and will be contacting Ms. Tillie again for next year... Best owner ever!!!!
Our family stayed at 1016 Summit condo for a week in April. I rented directly from the owner. We travel a lot and always rent condo when we go to different beaches every year. Susan Chen is the best owner that I deal with. The condo has decent look but clean and neat It has a nice view with a balcony that we can look out the water and the pool. We had a good time at PCB. Susan was very helpful. Anytime I called her with questions, she's there answering all details and giving hints for staying there. When I got home and emailed Susan to let her know how please I was with her, she told me my deposit check was sent out the day before I left. How please!!! Although Summit is not a new condo and needs some work done; but the owner there like Susan tries her best to accommodate renters' needs. I made some minor suggestions to her after staying there and was told that she already took care of them right after I left. That shows me how much she cares. If I travel to PCB again, I absolutely will contact Susan. If you want to place for family time, check her condo out. You won't be disappointed.
Great place to stay
My husband and I have spent two vacations at the Summit already and have booked in for four weeks in January next year (2005). The condos are clean and well maintained. The kitchenette is well stocked. The pools are kept clean and the beach is spectactular. Can't wait to get there next year!
Great place for families in the summer
We stay at the summit every year. It's a great place. Beautiful grounds and great rooms. Be sure you book thru VRBO not thru The Summit Reservations the rooms that are rented directly by the owners are much nicer than the rooms the Summit rents.
Great place to stay!
We just got home from 5 days in Panama City Beach. We rented a condo at the Summit and really enjoyed it. The condo was clean, the staff pleasant. Only complaint was the slowness of the elevators due to some maintainence work. Will rent again!
Great Times
If you want chocolates left on the pillows and chilled wine and some one to wipe your butt. Then dont come here. If you want to have a great time on your vacation and a clean place to rest your head then you should rent from Susan Chen. My wife and I stay'd in Susans condo last year and again this year and will do so in the future. Her condo was clean and had every thing that we needed right there. The view from our 11th floor balcony was breath taking. Every thing was perfect from the washer and dryer to the ice maker. The tile floors were clean, the whole experience was fantastic. We enjoy'd our selves emencely. Susans rates are very resonable. I cant beleive the bad reviews that people are writing on here. The staff treated us with respect and were all ways freindly. The security was just fine, I will have to admit they did have their hands full at times, after all it was 4th of july week and they are next door the 2 of the bigest clubs in Florida. My hats off to security 'great job ". The beaches are beutiful, I recomend that you go to Bikini Bobs, good drink and good food at good price's the pools are clean with plenty of lay back chairs and a tiki bar that was handy and well stocked. The Summit is close to every thing that you would want to do. So go ahead and book it with Susan Chen she is a great person and will take good care of you. THANK YOU SUSAN SO MUCH YOU ARE GREAT.
The Summit is changing its image!
I have stayed at The Summit for the few years. I must say that it has had its ups and downs. It is on the upside now!! We have found individual owners with very nice condos. They have added a playground this year, added a small restaraunt, and overall improved the whole place. We were close to Signal Hill (good for my husband), close to restaraunts, and plenty to do onsite.

2 months ago I booked Susans beautiful condo 1414. I lost my job and had to cancel my reservation. Susan was very understanding and even waived the $50 cancellation fee and is mailing me back my total deposit!! As soon as I can I will definately book with Susan again!!

I have stayed many places in PCB and none can compare to the amenities and and surroundings of The Summit.

I have been to PCB for the past 5 years for Memorial Day weekend and have stayed at The Summit each time. The condos are located right next to Spinnakers and Club LeVela. This comes in handy if you like to party at night because you can walk to both locations and don't have to worry about a designated driver for all the drinkers. It is also a great location because you can pop over to Spinnakers (in your swim suit) straight off the beach for a noon time burger. Room 1206 at The Summit is especially nice inside. They also have 2 huge pools which 1 is always heated when it's a little chilly. I recommend Panama City Beach to everyone because the sand and surf are great.
Great Hotel, Great Time!
We stayed in the Summit from June 1st to the 5th. We rented a privately owned condo. It was on the 14th floor. Extraordinary views. Absolutely nothing was wrong with the condo. It was beautifully decorated. We issued no complaints what so ever. The elevators may have been a little crowded but that is the only thing that was wrong and it wasn't even that bad. Not even any noise during the night. It is in the best location on the beach. Right in the middle and next to the largest nightclub in the USA. The pool was spectacular. The beach was even better. We hope you enjoy your stay.
Loved the Summit
We have just returned from the Summit for a week. Our experience was great, the rooms were clean, we did have to wait a little longer than expected for the room to be ready, but it was worth the wait. The pools were clean and the beach was great. We had no problem with the elevators they were always clean and we saw no trash in the hallways. Maybe it was the timing of our trip. We waited for all of the spring breakers to go home. This is our second trip to the Summit and both times it is the 2nd week of May and both time we have rented from owners and the rooms have been clean and everything in working order and the ocean views are spectacular. The property as a whole was upkept very nicely. We will defintely return next year!

Susan Chen was a pleasure to work with and it made our stay at her codo a nice experience. The condo was perfect for our stay. worst hotel ever (seriously)
My wife and three daughters stayed in room 1331 the 1st week of August. We rented from " DOROTHY HOLLAND ". We got to the room and it smelled like it had been cleaned but as we looked around we found that there was hair all over the floor, shower, and bathroom walls. The bathtub will not drain properly so by the time you get done with your shower you are standing in 5 inches of dirty water. There was cigarette ashes all over the balcony. There was a small rug as you come in the door that had hair all stuck in it as well as the small rug in the bathroom. The big rug on the balcony had sand and hair and cigarette ashes in it as well, and the bedroom tv did not work. We were very displeased so we called " DOROTHY HOLLAND " to voice our complaints. " DOROTHY HOLLAND " was very apologetic and promised to have the room cleaned the following day and have the bedroom tv replaced the following day as well. The cleaning lady did come and clean the room and did a good job but she took all the rugs and did not replace them so we didn't have anything to wipe our feet on except to lay towels on the floor. The floors are very slippery no matter what time of day it is. We also didn't get the bedroom tv replaced until we had already been there 5 days. Please save yourself a ruined vacation and avoid The Summit. I won't even get into the fire alarm going off all the time and the jacuzzi being closed for ten hours every day because somebody kept puking in it or throwing chairs and trash in it.
Terrible Place
We rented # 420 directly from the Summit. It was terrible. When we first got there, there was a dead roach in the bedroom and dry macarooni noodles in the bathroom floor. There was also sand all over the floor. Now, remember, this is when we first went into the room. I immediately called housekeeping and they came and swept the room, got the roach bug, but left the macarooni noodles. Also, my husband gets up at about 5:00 every morning to find that all of the chairs at the pool already are reserved with towels, however, no one is at the pool. There is a sign that specifically states that you cannot reserve a chair. When we approached the Summit at the main desk, they just said that we needed to find a chair that we wanted and just move the towels. I felt like this was something that the Summit needed to do. I shouldn't have been made to feel like in order to sit by the pool, I was going to have to start a conflict with someone. Well this is one rule that was not adhered to. The other rule was that no towels should be hang over the bannisters for drying. (Why they have that rule, I have no clue) Anyway, my husband and I had already gotten disgusted with none of the rules being adhered to, so we just hung our towels over the rail to dry. Within 5 minues, they were calling our room to tell us to move the towels because it was a rule that they not be hung over the rail. My husband plainly stated his disgust about the towels reserving the chairs, and we watched the lady that called us walk around the pool as if she was going to do something about the towels, but she never did. I guess she felt like she had to pacify us, but it didn't. Also, the pool guy always came after the pool was opened to clean the pool. It was very disruptive of our swimming because we were having to dodge the vaccuum, plus all of the cleaners that he put in there. Also, there was a lot of hair in the pool. When I would pull my hands out of the water, it almost always had hair on it. We have always stayed at the same small hotel for the past 20 years. It was always clean and we would sit out on our balcony and watch the pool being cleaned before the pool opened. Well that hotel is no longer there. Needless to say, we will not be staying at the Summit any more, especially in # 420. It needed updating.
Summit
Have stayed at the Summit at least 5 or 6 times. It is probably one of the better, as far as location on the beach. we had made reservations through the hotel itself this time, versus owners, as we always had in the past. We were booked in a room I could not stand to unpack my stuff in! I called for the Property Manager, but he wasnt in. So, the following day after speaking to him, he promises to move us to a newly remodeled unit. It will be ready by tomorrow eve he said. It took 4 days to be moved! Have you ever had to repack all your stuff you bring to Florida for a week and move it to a new level? Oh my gosh! But, when we did move, it was a wonderful room! we would have been so thrilled to be in there the whole time! So, he did make it right for us, but, we had already spent the biggest part of our week in a horrible room that should not have been rented out! The guys down at the Tikki bar are so nice, and for the most part, you will like it there, as long as you make sure you get a good room when renting from the Hotel, instead of from an owner!
WORST CUSTOMER SERVICE EVER
When we first registered our stay with The Summit, we were unaware of the security deposit fee that we were required to pay when arriving. No where on any of the documents stated this bit of information. The front desk workers were quite rude to us about this, being very disrespectful and standoffish to us. We were charged $500 for each room that we stayed in. This charge is now a huge inconvenience to our group - in which we cannot get a hold of anyone to redeem this charge. After the few weeks after our stay (in which we would receive this security deposit), we called inquiring about the money. Repeatedly, they hung up on us. They refused our money back to us due to 2 broken glass cups. When we tried calling for the second week in a row, they put us on hold for 25 minutes, and then the lady picked up and hung up on us, without ever speaking to us. There is absolutely no reason for the workers to ignore our phone calls and refuse to speak to us about the supposed damages we made. It has been over 2 months now, and all the workers at The Summit refuse to speak to us about the reasons we are not receiving the security deposit back.
renter beware
We rented unit 1414 from the owner. When we arrived the condo was in a state of repair as was the Summit condo building which the owner had concealed from us. The owner refused to return our rental deposit even though she put in writing she would. She advised she had returned it to our home address but put a stop payment on the cheque. There was no damage to the condo. She had her real estate agent inspect the condo before we moved out and he acknowledged there was no damage. The unit was in the same condition as we found it, minus the industrial dehumidifing and air filter equipment which had been removed by the enviromental clean up team. The owner was very difficult in our dealings with her.
Love the Summit!
My husband and I have stayed at the Summit and we really enjoyed our visit. We rented from Tillie and she is so sweet to work with. Everything was perfect. The room was updated and very nice with very comfy furnishings. We have rented from Tillie twice and expect to do so from now on.
Unit 1414
The owner of Unit 1414 is very nice to work with. I rented her condo in March, 2005. Her condo is very nice and beautiful. I received my full refund on my deposit within 1 week after I checked out. I had a great time, and will come back again!

Amazing Resort
Had the oppurtunity to spend the first week of May, and couldn't be more impressed. The professional service given from all employees of the resort was incredible. Susan Chen was responsible for assisting in our accomodatoins and you could not ask for a sweeter more enjoyable person to assist you. This is worth reading if you're planning on staying at the Summit!
First off my family and I love PCB. We have vacationed here for the past 4 years and were really upset by our experience at the Summit. The day of check in we went to Student Break and talked to Bobby. He explained to us that they finished inspections and that he would know our room number once the rooms were clean. (We booked the 4th floor and ended up with the 11th floor!) First upset! Then once we get in our room at 5:45p. m, we had to fill out a damage report in which we found the room was still nasty and unclean! WE WAITED ALL AFTERNOON for our room to be cleaned!!! Plus our patio furniture was broken and unusable. The stay at the Summit was not relaxing. The smell of Weed was everywhere, people would ask you if you had weed and. people would smoke around the kiddie pool. We are very displeased with our Family Vacation, due to the Summit. So much we are thinking about visiting another beach next year. We never complain, but we wanted to help the next person booking a FAMILY vacation. There is so much more that I could add but I hope this helps.

We stayed in Summit 1414 for Jan. & Feb. 2005, the owner is super nice and very professional. The condo is ultra nice and clean. We got full refunds on our security deposit 7 days after we checked out. We were very happy with everything, and we will come back Summit 1414 in Jan. & feb. 2006!
The Best Deal in a Good Area Facing the Gulf
How very odd - we were there the same day as the June 26 reviewer but had a great experience! I saw the pools closed once during our five day visit due to threatened lightning. Saw no glass on the beach. As to the irritating practice of saving pool chairs by placing towels on them, there are notifications in the condo room directories as well as the rules being clearly posted on signs at the pool that this is not allowed. So if I wanted to use chairs with towels on them & no guests in sight - I would MOVE said towels & lie down. They have to get out there so early in the morning to place them that can't possibly remember exactly where their towels are until that finally get out side for the day. I heard about the fight & understand that it was quickly handled. I saw security personnel ALL the time. I had even asked a bartender at the Tiki Hut why there was so many of them! Abviously, the key to renting a vacation property is to go through a reputable owner or a local Real Estate Co. that specializes in that particular property such as The Sand Dollar Resort Rentals that I've always used. Beth, who booked & handled my other calls & needs, was so polite, professional & helpful that I almost took her some flowers to say thanks for going above & beyond! There is a person named Tillie out of Atlanta that other guests raved about as well. I. E. if you rent a dump condo, you won't be happy no matter how great the property amenities are. Our rooms were lovely, clean & well stocked as always. The public areas are kept clean with lots to offer. The snack bar even has Pizza Hut pizza slices & canned beer is only $1.50. There is a hand-dipped ice ream shop that has breakfast items. The poolside, open air Tiki Bar is always fun. There are beach chaises with umbrellas, outdoor hotubs, an indoor hotub & saunas, a game room, ATM, 3 complimentary computers, an exercise room, a small burger / beer joint, tennis, jungle jim, baby pool, etc. ALL included on site! Hammerhead Freds is across the street & Pineapple Willys is very close by. I coudn't possibly expect any more or even all of the above for the rates I pay at the Summit. Ofcourse it is an older beach property with a few worn edges but it is the best deal this Atlantan has found in PCB & we will ALWAYS book the Summit. We were enjoying our stay so much that we even stayed an extra night! P. S. Don't through or drop stuff off the balcony! Thankfullly, management does not tolerate actions that could harm quests.

I rented Summit 1414 & 1016 from Susan Chen for Spring Break again this year. We had a blast.. Susan Chen is very professional, nice to work with and also very good on fast communication.. Her condos are clean, beautiful with private washer. dryer & many upgrades not to mention the location of the condos are perfect. Susan always sent us deposit back as soon as we checked out. Highly recommend Susan Chen
Terrible Place to Stay
We stayed at the Summitt in Mid July 2004. The place was filthy, holes in the walls and broken doors. The staff wasn't helpful at all. We were double charged for everything and had difficulties getting that handled. The Towels were see through and the linens smelled. The elevator was wet filthy and hot and we were on the 10th floor! After speaking with other guest, I was informed the rentals are dumps and the privately owned units are nice. Beware!

I don't see what everyones issue is. I was worried after reading the reviews on here, but it turned out to be a great time for the whole family. The staff was great and helpful every time. maybe its the attitude people give them that starts the snowball effect. I never had an issue except for elevators. I rented from a private owner and our room was great. She had her own private maintenance and housekeeping crew and our room was very clean. We had one issue with the fridge so I called the maintenance man and he was on site within the hour and fixed the problem.
Depends on the Unit you Rent
My wife and I have stayed at the Summit two times per year mostly during April and October and rent with the same owner. The unit has always been very clean and the view of the beach and pool areas are fantistic. The Summit has two large pools plus many things that makes a great vacation. I believe the people that gives this complex a bad rating are those that have rented from an owner that is only interested in an income. We will be enjoing the condo again in October 2012.

We rented a condo from, MARK, BOB, AND STACY. These rooms are soooooo gross. Doors are of the hinges floors haven't been cleand in months, sand was on the couches food was still all in the oven. After we had asked them to clean it twice my 16 month brought me a piece of glass and a prescription pill. We then brought it down to bob and tell him theres just no way we can stay here with my 16 month old because this has now even become a liability. They refuse to give us our money then they ended up tellin us that they could give us a refund back if they rent the condo out again for the same week and that he will give us our chair rental back and our cleaning fee forsure. Well he ended up gettin someone else to stay in it for three night so then we were told in writing that we could get a refund back on the three nights to. To come back on friday and will settle up. Well when we show up friday to get our money back i immediately got escorted off the property and when i called bob to ask him what was the deal. He told me that i handle it all wrong and hung up on me. I was one of the most calmest people he prolly has dealt with. So, Needless to say please make sure you are actually booking through the summit because they will cause you to have to pay twice for a condo. Cuz these people dont care about ruining peoples vacations. There just another scam.
